FEATURED
PROPERTY There’s
an interesting back story to 120 Gramercy Hill,
the new condo at 120 E. 29th St. readying for occupancy in January.
Five 19th-century brownstones were combined into one building
in 1961, but now, starting with nothing more than the original
façades and interior walls, these beauties are being
transformed into 25 luxury residences by Alchemy Properties
Inc.. Six first- and second-floor duplexes come with
a private garden. Each of the stunning kitchens features Viking
appliances (including a wine fridge), Poggenpohl cabinets and
Maytag washers and dryers. There are lavish stone-tiled bathrooms
and top-of-the-line Pella windows throughout. The three penthouse
homes include fireplaces and enormous terraces, and built-in
Miele coffee systems for beck-and-call espresso or cappuccino.
Ranging in size from 1,005 to nearly 4,000 sq. ft., and in price
from $675,000 to $2.4 million, only eight units remain unsold,
says Ken Horn, Alchemy’s president. The first crop of
buyers is a mix of young single and married professionals. |

PROPERTY
A joint venture with AFC Realty Capital that
includes actor Robert DeNiro, is the boutique-like, seven-story
building at 116 Hudson Street. By BKSK Architects—they
of Hubert Condominium, Fischer Mills Building and Trump International
Chicago fame—it has all the spectacular bells and whistles
you’d expect to find. Top-drawer amenities include stone-hearthed
wood-burning fireplaces, Brazilian cherry wood floors; kitchens
with Snaidero cabinets, quartzite-slab countertops and stainless
steel center islands. The luxe-life bathrooms boast radiant-heated
marble floors, steam showers and marble-topped Burma teak vanities. Offered
by Stribling, occupancy is set for early 2005,
with prices ranging from $2.3 million to $4.2 million. |

AMENITIES
Developers know a jaw-dropping amenity when they see one—and
among the more knock-your-socks-off home accessories are Internet
refrigerators (think food tracking, video cameras for up-close-and-personal
memos) and a robotic garage at the 25-unit, seven-story condominium
going up at 123 Baxter Street. The American
Development Group will offer a flood of tech-friendly
amenities, but its computer-assigned parking garage is a city
first. Residents will drive their car onto a platform where,
after a series of clicks at a nearby kiosk, a computer will
move the car to an open bay in a rack of 67 spots. From start
to finish, it’ll take less than three minutes. Want
the car back? The process simply works in reverse with a push
of a button inside your home. Ready for occupancy in June
2005, prices will range from $875,000 to about $5 million
(monthly parking will be less than $400). |
