Five
Nine John Lofts, designed by Andres Escobar with architect
Karl Fisher, is a conversion of an office building to luxury
lofts in the heart of the financial district. “This
is an increasingly affordable and family-friendly area,”
says Elida Jacobsen Justo, director of Prudential Douglas
Elliman's Development Marketing Group. “The neighborhood
is growing fast. New parks and schools are coming in, and
there's plenty of retail, including a huge gourmet market,
Zeytuna, right across the street.”
Studios and 1, 2 and 3BRs - most with home offices and all
with high ceilings, top out at about $1.65 million (large
1BRs start in the high $600,000s). Many larger apartments,
on four brand-new upper floors, will have fireplaces and ample
outdoor space. Penthouses will also be available. The lobby
will feature a beautifully designed reflecting pool, and there
will be a lounge with an adjoining garden. Other building
perks include a resident manager, 24-hour doorman/concierge,
storage and fitness center.

DOWNTOWN
CLUB OFFERS
OLD-FASHIONED CHARM
The
elegant Downtown Club at 20 West Street (once the famous Downtown
Athletic Club), built in 1930, has been converted to a 45-story
luxury condo tower, with occupancy scheduled for late this
fall. Affordably priced studios, 1BRs and lofts up to 1,800
sf are available, all with granite and stainless-steel kitchens
and marble baths. One of many highlights is the 12,000sf Trophy
Club, offering fitness equipment, massage, screening room,
wireless internet, lounge with bar and private sundeck, and
more.
“Several floors have apartments with private outdoor
spaces, and some feature set-back terraces, in keeping with
the Art Deco style,” says Richard Cantor of Cantor &
Pecorella, Inc. “Some loft units have ceilings up to
20 feet high. You have river views from the eighth floor up,
five high-speed elevators, and full valet and concierge service.
Units range from the mid $400,000s to $1.5 million - ideal
for a first-time purchase or for a pied-à-terre.”

GREEN
BUILDING GRACES
BATTERY PARK CITY
One
of Manhattan’s first “green” buildings, Millennium
Tower Residences combines health consciousness with luxury living,
according to Matthew Hall, director of corporate communications
for Millennium Partners. Environment-friendly features include
ducted fresh air, solar rooftop panels to lessen outside electricity
needs, and a roof garden landscaped to capture and recycle rainwater
for re-use and irrigation.
“We have 236 condo units, ready for occupancy in late
2006,” says Hall. “Most buyers are attracted by
the value you’ll find in the Battery Park City neighborhood,
as well as by the various green features. You’ll also
have a 24-hour concierge, doorman, valet parking, private fitness
center, children’s playroom and bicycle room.”
Apartments feature oversized panel windows, 8ft ceilings and
Brazilian cherry-wood floors. There are loft-like kitchens in
many units, with stone slab countertops, etched-glass backsplashes
and custom white-oak and frosted-glass cabinetry. 1BRs start
at less than $895,000, and 4BRs are available for under $2 million.

“As
we advance into the future, we’re re-creating the past - a time
when lower Manhattan had the country’s largest commercial concentration,
its most comprehensive transportation system and a booming residential
population,” says Kent Swig, principal of Swig Equities. “Over
the next three to seven years, Downtown will be a remarkable investment
opportunity.” |
