It
is said that the sunrises and sunsets on LI’s East End
are unlike any other on the East Coast. This 4,800sf contemporary
home on Gardiners Bay in East Hampton will make you want to
be around for both dawn and dusk. The custom-designed home
features 4 BRs including a three-room master suite, plus a
convertible study, 3 bths, a billiards room, a home theater
and three fireplaces.
There are 22ft ceilings throughout and, in a nice contrast
to the modern feel of the home, it has beautiful wideboard
flooring in original pine from a 150-year-old barn. Owners
can enjoy a sunset (or sunrise) soak in the waterfront hot
tub before heading down the steps that lead to a wide sandy
beach. To complete the picture-perfect outdoor lifestyle,
there is a private marina less than a block away. This is
an exclusive listing. Priced at $4.75 million.

LONG
BEACH: SoBe IT!
How
to best describe The Meridian, a new 36-unit luxury condominium
soon to open on Long Beach? “It’s like being in
South Beach, but closer to the water,” says Michael
Shvo, president of Shvo Marketing, marketing agent for the
building. Literally steps from the Atlantic, the seven-story
building offers spectacular ocean views, and is a mere 45-minute
commute to Manhattan.
These 1 and 2BRs range in size from 1,200 to 1,900 sf. Open
layouts and floor-to-ceiling windows maximize light. Kitchens
feature black granite countertops, black mosaic backsplashes,
Kohler fixtures and GE Profile appliances. The lobby, designed
by Andres Escobar, emphasizes the light and expansiveness
of the waterfront.
Technology will play a big part in The Meridian’s appeal.
All units include video intercoms and are pre-wired for remote
activation of electronics including the AC… “So
when you get home, the lights can be on and the apartment
already cool,” says Shvo. Priced from about $950,000.

BROWNSTONE
TECH.
The
Preserve at Woodbury, an enclave of 32 luxury townhomes, is
the newest comer to this thriving LI community. Inspired by
classic Manhattan brownstones, these three-floor spreads, with
3 BRs plus study and 3.5 bths, feature full chef’s kitchens
with stainless-steel appliances, Kohler fixtures, granite countertops
and maple cabinets. “These are kitchens for serious cooks,
not just for show,” says Malcolm Koubel, controller for
Pinewood Development Corp., which is responsible
for the project.
Perhaps the biggest draw for residents will be The Club at The
Preserve. It includes a gym, racquetball court, media room,
card room and party room. A built-in intranet service enables
residents to communicate with each other and the Clubhouse via
a touch-screen console in their homes. “If someone needs
a racquetball partner, or wants to reserve the media room for
a party, they can use this technology,” Koubel says. Occupancy
is scheduled for late spring. $1.2 million to $1.6 million.

“Long
Island is such hot market, and it’s really showing very little
sign of slowing down,” says Steven Klar, president of East Meadow-based
development firm The Klar Organization. “Though the bidding
war phenomenon has softened somewhat, prices continue to go up. The
only issue is having enough land to satisfy demand!” |
