Real Estate Showcase - Uptown & Harlem

JOLLY NEW ST. NICK

Parkside Apartments, a new luxury boutique building on tree-lined St. Nicholas Avenue near Central Park, is offering several bright, airy, highly customizable condos including a 910sf 1BR and four family-sized homes ranging from 1,912 to 2,314 sf. “Since St. Nicholas is an angled avenue, this building is designed in a sort of trapezoidal shape, providing for both an interesting look and plenty of light flowing in,” says Dhia Barnes, associate broker at Warburg Realty Partnership. Front rooms have floor-to-ceiling windows set on an angle for maximum north and east light. Two apartments have open southern views of Central Park.

Apartments feature bamboo flooring, granite kitchens and baths, and lavish closet space. A keyed elevator opens directly onto each unit. Building amenities include a common roof deck, camera security and a dramatic modern lobby. The 1BR is priced at $575,000; larger units range from $1.19 million to $1.6 million. And there’s a sweet 25-year tax abatement.

TWO’S COMPANY

Traditional design meets modern comfort at The Madison, an intimate new luxury building on 128th between Fifth and Madison. “This building has a wonderfully classic interior,” says broker Jillian Faulls of The Developers Group. “Residences feature crown moldings, mahogany floors and marble baths…all warm details, meant to evoke the feel of an old Harlem brownstone.”

Each floor contains only two units, creating a sense of privacy. The homes are graciously laid-out, with bright and airy living rooms and unusually large bedrooms, some of which include walk-in closets. Kitchens have cherry wood cabinetry, as well as granite countertops, backsplashes and floors. Baths combine traditional and modern design elements, including Jacuzzi tubs. Several units have large balconies, and each has a video intercom and individual storage space. The building also features a mahogany elevator, laundry, roof deck and fully landscaped garden. 1BRs start in the low $400,000s; 2BRs start in the low $500,000s.

    TAKING THE FIFTH

2002 Fifth, across from Marcus Garvey Park, is an imposing new seven-story “urban chic” structure containing 24 elegant 1, 2 and 3BR apartments with spacious kitchens and baths. Its double-height lobby, designed by Mariano Puente, features abundant natural light, a working fireplace and elegant contemporary furniture.

“The location is unbeatable,” says Susan Wright, a director at Prudential Douglas Elliman. “This is an emerging neighborhood that already has lots of services, nightlife and restaurants - and you get a Fifth Avenue address at a great value.” Residences are flooded with sunlight and have spectacular views. The exceptionally sleek and sophisticated interiors are appointed with fine wood, stone and Italian ceramics. Many of the units feature private outdoor spaces. There’s a 24-hour concierge, a residents-only terrace, a fitness center, storage and a parking garage on-premises - plus it’s a short walk to all subways. Prices start in the $400,000s.

“Condo conversions are popular in Harlem right now,” observes Joseph Tahl, president of Tahl Propp Equities. “Every day more people consider moving to Harlem, which has undergone a dramatic improvement in the past eight to ten years. You have gorgeous prewar buildings, bigger units, lower prices, fantastic transportation access, numerous green spaces and plenty of cultural anchors.”
