While
some homes are good for entertaining, this 25,000sf estate
overlooking Georgica Pond in Wainscott is phenomenal. (NBC’s
Jane Hanson recently featured it on an episode called “Castles”.)
In addition to 8 BR suites and 11+ bths, the house boasts
a 122-seat screening room complete with concession stand.
“It’s even better than a movie theater,”
says Beate Moore, the property’s agent at Sotheby’s
International Realty.
More than five bucolic acres provide a magical backdrop to
this grand home; the magnificent hillside leading from the
house down to Georgica Pond is covered with daffodils in spring.
This property has frequently been the setting of parties for
entertainment industry people. Among the notable attendees:
Madonna, Sandra Bullock, Jennifer Lopez…and Geena Davis,
whose hilltop wedding took place here overlooking the water.
For a bit of extra pampering, you’ll have a massage
room, steam room, sauna, indoor wave pool, and an outdoor
gunite pool with spacious loggia. $27 million.

HAMPTON
CLASSIC
“Sit
out on the covered brick patio among the winding wisteria,
and you’ll swear you’re in heaven,” says
Prudential Douglas Elliman realtor Eve Combemale. Situated
on 1.55 beautifully landscaped acres, well-secluded behind
mature hedges, this classic shingled house in East Hampton
Village was originally built in 1995. The current owners have
since added a wing that includes an enormous family room with
a view of the in-ground pool and poolhouse. “It’s
a very family-friendly home,” says Combemale. “The
owners and their two children have obviously loved every minute
of it.”
The master BR suite, living room and family rooms all have
fireplaces. There are 5 additional BRs, 7 bths, two powder
rooms, and a lower-level recreation room and wine cellar.
“One of this home’s nicest features is its location,”
Combemale says. “The owners used to take these great
five-mile walks all around the beautiful blocks in town. They
tell me they’ll miss that the most.” $6.3 million.

GOT
COMPANY?
Nice
as it is to have friends and relatives visit, isn’t it
that much better if you can occasionally forget they’re
there? This Southampton Village home makes it a breeze. The
comfortable main house has 3 BRs (the master suite has a gas
fireplace), 3 bths, a family room with fireplace, dining room,
kitchen with newly tiled floor and new appliances – and
it’s all centrally air conditioned. Tucked behind the
main house, you’ll find a lovely 2BR, 1bth cottage with
kitchen, living room, wood floors and central air. “At
under $2 million, this home is an unbelievable value for Southampton
Village,” says Donna Oplinger of Allan Schneider Associates.
“There’s even room on the property for further expansion.”
It’s a short walk to town, or a lovely bike ride to the
beach… And at the end of the day, with the private outdoor
shower, you never have to worry about the kids (or the guests)
dragging sand into the house. $1.795 million.

“There’s
a good market in the Hamptons for homes priced under $1 million, but
not enough inventory,” says Peter Turino, principal broker with
Brown Harris Stevens. “The rest of the market looks healthy,
though we need to impress upon sellers that if a house is worth $6
million, they shouldn’t be asking $8 million. Ultimately, actual
sale prices should be coming within 95 percent of the asking price.” |
