Real Estate Showcase - Florida Properties

  A BEACHFRONT JEWEL

Imagine coming home from work and facing the choice between a stress-melting yoga class or a swim in a lagoon-style pool, both right where you live. That decision can be yours at the Marquis, a 67-story luxury condominium and boutique hotel in downtown Miami.

This top-shelf property, now under construction, will feature 306 beautiful 1 to 4BRs, 56 hotel rooms and a spectacular spa. 10ft-tall, floor-to-ceiling windows and glass doors create an open, airy feeling in all homes, and offer breathtaking views of Biscayne Bay, the ocean and the city. Cooks will enjoy state-of-the-art Viking appliances; both kitchens and baths feature Sand Studio-designed cabinetry and granite countertops.

‘Smart’ building technology means a high-speed elevator whisks you from the lobby to the 10,000sf pool deck in seconds, and a touch-screen panel in each home connects you to built-in web browsing and TV, as well as to the spa, valet and concierge. Opens fall 2008. $900,000s to $11 million.

ON THE WATERFRONT

What designer Philippe Starck did for the Delano in Miami, the Mondrian in LA, and Asia de Cuba in Manhattan, he’s now doing - in partnership with uber-developer Jorge Perez - for Icon Brickell on the Miami waterfront. These three stylish condo towers on a ten-acre enclave will offer studios to 3BRs featuring breathtaking floor-to-ceiling glass, Della Casa kitchen cabinetry, and Miele and Sub-Zero appliances. Each unit will be wired with 21st-century technology, enabling, with a simple touch, instant access to round-the-clock concierge and valet services, as well as the lavish spa.

Vast outdoor spaces and common areas will brim with all the glamour and pizzazz Starck is known for: the jaw-dropping two-acre sundeck features a 300ft pool - Miami’s longest - as well as a thermal hot pool and Olympic-length lap pool. A fantastic outdoor dining area overlooking Biscayne Bay is made slightly more wonderful by an oversized fireplace. $259,900 to $2.2 million.

  CONTINENTAL FLAIR

The European Club, a luxury tower planned for Hallandale Beach, will offer sweeping views of the ocean, the Intracoastal and the Diplomat Resort Golf Club. Both condo and condo-hotel residences will be available, along with hotel amenities and a spectrum of retail. The perks of next-door Fort Lauderdale will be at your fingertips. However, with 91,000+ sf of office space, “the European Club might suit the young professional who’d appreciate only an elevator ride to work,” says Kimberly Kirschner, CEO of Kirschner Realty, exclusive sales agent for the project.

Home seekers will find 1 to 3BRs decked out with deluxe European finishes. Kitchens will boast Boffi oak and white-lacquer cabinets, quartz countertops and high-end appliances. Bathrooms will be retreat-like, featuring oversized tubs, limestone floors, and even a private balcony off the master bath. For a true escape, head for the Sky Deck, with infinity-edge pools and a tiki bar. Opens early 2008. $400,000 to $7 million.

“Overall, sellers are learning to be more realistic in pricing their homes,” says Andy Weiser, a broker with Coldwell Banker in Fort Lauderdale. “The days of forty-percent gains are pretty much done, but in places like Broward County, there’s still a strong market. Unless you wildly overpaid for a property, you’re not going to lose money on a sale.”
