TEA AND LUXURY

As far back as 1905, it was the American headquarters for the Lipton Tea Company, and now it returns to the Hoboken waterfront as Hudson Tea, housing some of the most arresting and unusual condo residences in the metropolitan area.

Set on 16 landscaped acres, the Toll Brothers development features 525 stunning units (studios, 1, 2 and 3 BRs) in two 12-story buildings, with ceilings that stretch to more than 13 feet. Ten-foot picture windows highlight Manhattan’s skyline—you’re opposite the West 30s. Just steps from the Hoboken North ferry terminal, Hudson Tea has a waterfront walkway, gleaming fitness center, exclusive resident’s club and free shuttle service to the PATH tube.

A third shell of a building will be developed with 116 condos, and plans call for three new buildings. Prices run from the low $400,000s to
$1 million-plus.

HIGHWATER MARK

A glittering new arrival to the Gold Coast, the lavish 12-story Watermark on Hudson in North Bergen, N.J., scores with 206 stunning residences on
4.7 prime acres opposite the Upper West Side.

Light and space are its hallmarks, the units averaging more than 1,500 square feet with spectacular views sweeping from the GW Bridge to lower Manhattan. In keeping with its commanding riverside site, the estimable architectural firm, Gruzen Samton, has given the Watermark a subtle,
contemporary nautical aesthetic.

The Watermark devotes the first two floors to a soaring lobby, indoor and outdoor pool, health club and other key amenities. A 3-story car garage is attached, topped by landscaped garden, outdoor pool and cabanas. From mid-$900s to $4 million-plus.

SHINING BEACON

Highly anticipated condo sales have opened at the landmark Beacon, a boffo development with rich history and entertainment buzz in its bones, rising above New Jersey’s Gold Coast. Formerly the Jersey City Medical Center, the Art Deco property sweeps across 14 acres, with the first two of 10 luxury buildings slated to open late this year.

The two towers, the Rialto and the Capitol, are named for famous theaters, to reflect the property’s long connection with movies and TV (“Quiz Show” and “The Royal Tenenbaums” used the deco design as backdrop). The Beacon, developed by Metrovest Equities, has soaring views of Manhattan and New York Harbor and will boast such outstanding amenities as Aqua, the largest lifestyle and fitness center in Jersey City, rooftop restaurant, on-site shopping, a theater and a day-care center.

Another of the Beacon’s shining attractions: it’s priced well below Jersey City condo levels, at the mid-$300,000s and up. The prominent New York-based Ismael Leyva Architects are carrying out the dramatic transformation of the old medical center-built between 1928 and 1941.

“Jersey City is chock-full of growth and promise, and not just on the Gold Coast waterfront, which is pretty much spoken for,” says Harry Kantor, president and owner of KOR Companies, whose Montgomery Greene tower spurred the city’s condo high-rise development. “Journal Square is poised to take off and so is Grove Street Station.”
