Real Estate Showcase - Uptown and Harlem

ARTFUL DIGS

Harlem’s heritage and culture run deep at the Langston, a 10-story condo development at 68 Bradhurst Ave. The 180-unit building, featuring 2 and 3 BRs and penthouse duplexes, is named for Langston Hughes, the great African-American author and poet. All year, the West Harlem Art Fund will display abstract expressionist works in a gallery-like setting in the building’s model residence and sales office.

The Langston boasts 9-ft ceilings, floor-to-ceiling windows, red-oak strip flooring and private terraces. Penthouse duplexes come with electric fireplaces, dual floor entry, 18-ft double-height window wall, views of the city and park.

Gourmet kitchens are stocked with GE Profile stainless appliances, Positano Australian stone kitchen counters, Sienna Applewood cabinetry, Crema Pearl Italian marble master bathrooms. Prices go from $625,000 for a 2 BR residence to $1.125 for a PH duplex.

NEW BUZZ ON UPPER BROADWAY

A highly anticipated 11-story condo, 110+Bway, will shortly lord it over a vibrant intersection of Morningside Heights in an area that has few residential condominiums. “It fills a heady gap in a bustling neighborhood,” says Prudential Douglas Elliman’s Andy Gerringer, citing the many ethnic restaurants, shops, bakeries, theaters and Columbia University buzz.

The 56 units are luxurious and oversized, with 2 BRs starting at 1,300 square feet. There are stunning bamboo wood floors throughout, ceilings soar to 9.5 feet and there is ample outdoor space ideal for entertaining and relaxing. Chef’s kitchens have Sub-Zeros, Viking ranges, custom maple cabinets with Basaltina countertops and Italian glass tile backsplashes.

The master baths, with their tea-for-two tubs and glass-enclosed showers, would please the ancient Romans. An exercise room, children’s play room and a terraced roof on the second floor are among 110+Bway’s standout amenities. Prices run from $780,000 to $3.2 million.

BEAUX ARTS BEAUTY

Prospective buyers are growing rhapsodic these days about the Rhapsody on Fifth, a new and intimate collection of luxury condos at 127th Street.

“We’re seeing strong interest on the part of those priced out of traditional Manhattan residential markets farther south,” says Oskar Brecher, president of AFC Development Group, which has wisely chosen to spruce up the building, with its lovely Beaux Arts details. The striking 5-story brick and limestone structure was once a meeting hall for Harlem’s Finnish community, later a Gospel Temple Church.

Studios and 1 and 2 BR residences will be offered at $400,000 and up. Scheduled for initial occupancy next March, Rhapsody will open an off-site sales office at Fifth and 125th in the heart of this booming, second Harlem renaissance.

“Hamilton Heights is one of the hottest neighborhoods in New York right now,” says Kyle Blackmon, vice president/associate broker of Brown Harris Stevens. Referring to the historic blocks from 140th to 147th, he adds, “It’s one of the last places in Manhattan where you can buy a mint single-family townhouse for $2.5 million. The services have gotten astronomically better in the last three years.”
