THE NEW LOOK OF GREEN

The “greening” of lower Manhattan will soon include Riverhouse, an environmentally friendly condominium tower that is the collaboration between Ismael Leyva Architects and Tolshek Partnership Architects and designer David Rockwell. It’s being constructed with the kind of materials and recycling technologies that will allow it to be billed as one of the “greenest” condos in New York City.

It will also have some of the best views. Situated near Battery Park City, Riverhouse overlooks New York Harbor towards the Statue of Liberty and Ellis Island. More than 80 percent of the homes will have river views. One–bedroom apartments start at $800,000; 2–, 3–, and 4–bedroom homes are also available.

Healthy living is also a cornerstone of Riverhouse. A 50–foot tiled swimming pool, a gym, and yoga room will coax even the most die–hard couch potato into action. And to attract families to the newly revitalized downtown area, the building is also super kid–friendly. An oversized salt–water fish tank is the focal point of the double–height lobby that also features a tree house. Occupancy late 2007.

A BIRD’S EYE VIEW OF LADY LIBERTY

Imagine waking up and seeing the Statue of Liberty first thing in the morning? That’s just one of the stunning views from Port Liberté, the newest collection of Manhattan–style condominiums located on the Hudson River waterfront in Jersey City, N.J.

The homes 1–, 2–, and 3–bedrooms as well as several two–story penthouses, feature the kinds of amenities that you’d expect in luxury living. Rooms are bathed in light from oversized windows, and balconies extend the feeling of bringing the outdoors inside. Natural oak floors, high ceilings, and gourmet kitchens with state–of–the–art appliances are just a few of the stand–out features.

The resort–like ambience of Port Liberté continues with the clubhouse. In addition to a riverfront infinity–edge swimming pool with cabanas, there’s a catering kitchen and a lounge area. To burn off a little steam, residents will have use of a fully equipped fitness club with exercise studio, saunas, tennis courts, and of course, an on–site ferry terminal with direct service to and from Manhattan.

LUXURY ON THE HUDSON

Port Imperial, a collection of residential, retail and commercial space spanning two miles of the Hudson River waterfront, can now count 55 Riverwalk Place among its prestigious properties. This luxury rental building features 348 studio, 1–, 2–, and 3–bedroom homes starting at $1,790 a month.

Riverwalk apartments will offer stunning vistas of the Manhattan skyline. Upscale finishes include hardwood floors, nine–foot ceilings, and high–end kitchen appliances and sleek countertops. In addition, there are full–sized stacked washer/dryers, bathrooms with soaking tubs and full–height showers.

Riverwalk is also a commuter’s dream, just steps away from the ferry terminal with direct access to Manhattan, and within minutes of the Lincoln Tunnel. And while residents may spend their days in the concrete jungle, the lifestyle at Riverwalk is anything but fierce. In addition to concierge service, there’s a resort–style swimming pool, a fully equipped fitness center, a lounge area, library and cinema screening room.

“The off–the–water market can be very cyclical,” says David Chernov, director of sales for Trump Las Olas Beach Resort in Fort Lauderdale. “But waterfront property keeps rising at a steady rate. If someone is selling a waterfront home, chances are they are not worried about what the rest of the market is doing.”
