TRUMP THIS

Another glamorous offering from Trump—but this time with a bona fide downtown vibe. Trump SoHo’s interiors are courtesy of superstar designer David Rockwell, and the hotel-condominium’s mix of fully furnished studios and one-bedroom suites range from 422 to 790 square feet. Five penthouses and a Presidential Suite are also for sale, but their square footage has not yet been determined. All feature million-dollar views of Manhattan’s skyline. Owners can enjoy all the swank services found at any Trump undertaking, including an exclusive spa, an outdoor pool, wine cellar, business center, and cabanas galore on a huge outdoor deck. When not occupying residences, owners can opt for a revenue-sharing program whereby the unit becomes part of the hotel’s general inventory. As expected, a world-class restaurant will also cater to at-home dining pleasures. From about $800,000. AVAILABLE JANUARY 2009.

BOND AMBITION

On Bond Street, one of Manhattan’s only remaining cobblestone streets, 48 Bond is set inside NoHo’s historic district. Unique two-bedroom loft-like units with home offices, and some with private outdoor space, range in size from 1,550 to 3,661 square feet. Inside, you’ll find 10-foot-high ceilings and oversized windows, walk-in closets, and washer/dryers. And all residences are outfitted to accommodate the most sophisticated of home theaters, audio systems, and motorized blinds. Fabulous kitchens are dressed up in lacquer-painted cabinetry and stone worktops—with appliances from Sub-Zero and Bosch, including wine refrigerators. Master baths feature soaking tubs, radiant floor heat, glass-enclosed showers, and vanities topped off with a glass composite. There’s a great gym and a 60-foot salt-filtered lap pool, too.
From $2 million. AVAILABLE FALL 2007.

The Setai, New York, related to the impossibly hip Setai in Miami Beach, sells studios to three-bedroom units, ranging from 475 to 3,424 square feet. The top five floors feature units with glass walls, as do some on lower floors. All come with American walnut floors with black granite borders and Bosch washer/dryers. Kitchens sport custom cabinetry, black granite countertops, and Sub-Zero and Miele appliances. Master baths boast Luxor stone-wall tiles and black granite floors, as well as soaking tubs, glass-enclosed showers, and ceiling-high mirrors. A members-only club (free for residents) has the city’s largest residential spa, plus a fitness center, restaurant, library, lounge, screening room—even wine storage. A rooftop lounge is adjacent to outdoor pleasures like cabanas, sun beds, and grills amid lush groves of tropical bamboo. Housekeeping, butler, and room services are available, as are furniture packages. From $650,000. AVAILABLE LATE 2007.

“New developments are hotter than ever,” says Frederick Peters, president of Warburg Realty Partnership. “But these days they seem less about over-the-top amenities and more about great design and relative value. A good example is our Diamond House development on the Upper East Side where buyers are offered solid, well-designed family-size spaces at reasonable prices. At the end of the day, it’s the apartment that counts.”
