NORTHERN EXPOSURE

Brand new but blending intimately into the neighborhood, North8 Condominiums strikes a handsome figure on the waterfront at North 8th Street and Kent Avenue, across from the Waterfront State Park. Impeccable construction is by Toll Brothers City Living, a new player in New York City, widely known for its topflight area construction. Units sprawl up to 1,466 square feet with floor-to-ceiling windows, abundant light, and chefs’ kitchens; two-bedroom duplexes have private entrances and gardens that extend as long as 64 feet—“Can you imagine that?” says Rachel Weiss of Halstead Development Marketing. “It’s like your own little house with all the amenities.” Rooftop cabanas are available, and there’s Fresh Direct storage in the lobby. Starting prices go from $848,990 to $1,250,990 for two- and three-bedrooms and townhouses.

DON'T MUSE TOO LONG

High style and affordability mark the The Muse, a new 10-unit building whose developers, GW Developments, chose the site for its safe, established location in Williamsburg and easy access to Manhattan. The largest unit is the 1,249-square-foot first-floor garden duplex with a private yard. The second, third, and fourth floors feature a combination of open studios and two-bedroom duplex lofts, each with private roof terrace space or access to a common roof deck. All apartments have two bathrooms. Noted designer Funda Durkanan has given the elegant lobby wide doors and a head-turning “botanical” wall incorporating white birch bark and other organic materials. A ground-floor community facility is being marketed to various art organizations. Prices range from $395,000 to $649,000.

ONE FOR THE MONEY

With 449 condos, One Brooklyn Bridge Park is being hailed as the largest residential conversion in Brooklyn’s history, but that’s not the half of it. The residences are designed with a contemporary edge, the waterfront views of Manhattan are unmatched, and the building stands within the 85-acre Brooklyn Bridge Park, soon to be lush parkland. Built out of the old Jehovah’s Witness Distribution Center, One Brooklyn Bridge Park will feature high ceilings—from 12 to 20 feet—in all units; panoramic views through nine-foot windows; open kitchens with Dada custom cabinetry and quartz countertops; master baths with European vanities and Hansgrohe fixtures. Lower Manhattan will be this close via the planned water taxi service nearby. Large, various-size condos (studio to four-bedroom lofts, two- to five-bedroom townhouses and one- to four-bedroom penthouses) are priced from $500,000.

“Current Brooklynites and people priced out of Manhattan are finding value all over Brooklyn,” says Andy Gerringer, managing director of Prudential Douglas Elliman’s Development Marketing Group. “Parts of the borough, like the downtown area, represent an opportunity for people who thought they missed the boat to still get in on the ground floor.”
