Real Estate Showcase - New Jersey and the Gold Coast

MONTEREY ON THE HUDSON

Saving the best for last, Riva Pointe has unveiled eleven spectacular waterfront condos in Phase III of its novel riverside development in Weehawken. It’s a Gold Coast bonanza—or as Kristian Rex, senior director of marketing for Corcoran’s Sroka Group, puts it, “Imagine Monterey, California, living on the Hudson River.” Riva Pointe sits prettily on a manicured 1,000-foot pier with smashing views of Manhattan and the Hudson, a quick stroll down a green promenade to the Lincoln Harbor ferry to midtown (a seven-minute run). The one-, two- and three-bedroom condos, have all the high-end features you’d expect: granite countertops, Sub-Zero fridges, walk-in closets, vaulted ceilings with skylights, wood-burning fireplaces. Weehawken’s gaggle of hot restaurants is near: Ruth’s Chris Steakhouse, Arthur’s Landing, the Chart House and PF Chang’s China Bistro. From $575,000 to $4.9 million. IMMEDIATE OCCUPANCY.

GIVE ME LIBERTY

Called by some the prototype of 21st-century urban living, the sprawling Liberty Harbor is making an impressive dent on booming Jersey City in its first phase. It’s an urban neighborhood built from scratch, nearly eighty acres stretching from Grand Street to the Morris Canal overlooking Liberty State Park, ultimately featuring 10,000 homes, and acres of retail space. Seeking to avoid a cookie-cutter uniformity, Liberty Harbor employed 10 architectural firms to come up with different designs and configurations, and what emerged were five-story luxury townhouses, single-level suites in three-story buildings, four-story brownstones, eight-story condo buildings and loft rentals. Residents will enjoy features such as: outdoor decks with hot tubs, an open-air market suggestive of an Italian piazza, the latest technology in security, environmental control and amenities (WiFi in the parks and shops). From $400,000 to $1.9 million. IMMEDIATE OCCUPANCY.

LOFTY IDEALS

Hamilton Square, an impressive mixed-use landmark in downtown Jersey City, is off and running with the first phase of 126 handsome loft-style condos. Smack on leafy Hamilton Park, it’s only part of an ambitious and eye-catching development on the site of the former St. Francis Hospital. The project will restore a seven-story 1920s office building among other existing structures while creating stunning new residences of studio to three-bedroom size. The new condos come with 10 to 15 foot ceilings, radiant heated stone bathrooms and custom kitchens, some will have private balconies or terraces, and most will boast wide views of the park or Jersey City and Manhattan skylines. Among five-star amenities: courtyards, rooftop terraces, a private membership gym, and transportation choices at your doorstep. Hamilton Square will ultimately grow to 300 condo, loft, and town home residences with vast retail space and underground parking. From $300,000 to $750,000. OCCUPANCY FALL 2008.

“A lot of Gen Xer’s who pioneered Hoboken and Jersey City and have grown so accustomed to the services and convenience of urban living find that if they move out to towns with a certain panache like Middletown, Livingston, Demarest, and Tenafly, they want more of the same,” says David Schoner, Coldwell Banker’s vice president of New Homes and Condominiums. “And they’re getting it.”
